&lt;p&gt;The first piece came together. He needed equipment to open the doors, and that loan moved through clean. Smooth sailing. He could see it now. The lights on. The doors open. The thing he had carried in his head for so long, finally standing up in the real world.&lt;/p&gt; 
&lt;p&gt;Then came the last loan. The one for the building. The one that would give the dream a home.&lt;/p&gt; 
&lt;p&gt;He took it to the bank he had known for years. He trusted them. He expected a yes.&lt;/p&gt; 
&lt;p&gt;At the last minute, they said no.&lt;/p&gt; 
&lt;p&gt;He sat with that no. Everything he had built toward, stopped cold on the final step. The dream started dying on the vine.&lt;/p&gt;

&lt;p&gt;When a bank denies a small business loan, most owners hear one thing: the problem is me. My business is not good enough.&lt;/p&gt; 
&lt;p&gt;That is almost never the real story. A lender does not live inside your business. They read a file. If that file does not tell the story clearly, or the right lender never sees it, a strong business gets a no. The business did not change. The way it was presented did.&lt;/p&gt; 
&lt;p&gt;Sometimes you are simply standing at the wrong desk.&lt;/p&gt; 
&lt;h2&gt;What to do when your business loan is denied&lt;/h2&gt; 
&lt;p&gt;Ask the lender what specifically drove the decision. Get past the criteria language to the real reason.&lt;/p&gt; 
&lt;p&gt;Look hard at how your numbers were packaged. A lender needs to follow your cash, your obligations, and your ability to repay in plain terms.&lt;/p&gt; 
&lt;p&gt;Fix the story the numbers tell before you apply again. Same business, same history, told so a lender can actually read it.&lt;/p&gt; 
&lt;p&gt;Take it to a different lender. Not every bank has the same appetite.&lt;/p&gt;
